Money Disbursement

The Courts of Russetwood is a beautiful, family friendly community with many features that set us apart from average city street communities. The association has worked very hard to develop high standards to insure the maintenance of our subdivision at a minimal cost. This is a summary of what our homeowner association dues cover each year.

  • One of the biggest expenses is the maintenance and when necessary, replacement of the Court roads and curbs. This maintenance includes repaving and sealcoating in the summer as well as snow removal and salting in the winter. Our private courts keep traffic to a minimum which in turn keeps our families and homes safer than other neighborhoods.
  • Another large expense is the maintenance and when necessary, replacement of the perimeter fence. This runs the length of Thomas
    St/Willow Rd to the south and Waterman Ave to the east of the subdivision. This is a six-foot high all cedar fence with metal interior posts and in-ground concrete bases. The fence does an excellent job of protecting the subdivision’s privacy and safety throughout the year.
  • The Association also maintains and when necessary, replaces the four monuments and signage in the Courts. These help to add to the overall beauty and prestige of our subdivision.
  • Landscaping and winter operations of all court parking islands, both ponds, all “Common Areas” as well as Russetwood Drive, Thomas St/Willow Rd, and Waterman Ave parkways include:
    • weekly mowing, trimming, and edging of the grass.
    • fertilization and grub control.
    • pruning and maintenance of trees as well as replacement when needed.
    • installation of mulch to all trees.
    • planting, maintenance, and watering of the four flower gardens.
    • goose control is also required for spring, summer and fall. The infestation of Geese had become a health hazard, a visual impediment, and prevented use of our Common Areas.
    • treatment and maintenance of both ponds to control algae, provide a pleasing appearance, and maintain the required quality of the water.
  • Insurance protection is provided that includes the Association’s liability protection and covers property damage for all Common Areas.
  • The Association retains the services of legal counsel to advise the Board of Directors in all matters pertaining to the Declaration and By-Laws as well as all laws that govern it.
  • Finally the administrative costs to keep the homeowner association functioning. These costs include creation and continual modification of the Association website, three times a year mailing to each homeowner for dues and annual meeting as well as other administrative responsibilities.

I hope this helps to give some insight into where the money goes and how serious the current Board takes its responsibility to keeping our community the amazing place it is.
