COURTS OF RUSSETWOOD: COMMON RULES & REGULATIONS
The following is a listing of the most common Rules and Regulations for The Courts of Russetwood.

- All homeowners are required to keep their home and property maintained so as to preserve the beauty and high property value we enjoy in The Courts of Russetwood. Should there be a maintenance issue with any home in the Association (related to either structures OR lot/landscaping), the Board will contact the homeowner directly via mail/email, to have the situation rectified. If the homeowner fails to complete the required maintenance within a reasonable allotted time frame, the Board may need to get our Association Attorney involved to resolve the issue. Should this action become necessary, any fees that the Association is charged will become the responsibility of the specific homeowner.
- As it relates to lot maintenance/landscaping specifically, in the event the Association presents a homeowner with a written violation and the homeowner fails to address the identified issue within two weeks of notice by the Association (either by rectifying the issue or presenting a definitive plan to rectify with timeline), fines/fees charged to the homeowner may include a weekly cumulative penalty in accordance with the following schedule:
- Week #3 (Day 15 after notice): $50 fine
- Week #4 (Day 22): $100 fine
- Week #5 (Day 29): $150 fine
- Week #6 (Day 36): $200 fine
- Week #7 (Day 43): $250 fine
- Week #8 (Day 50): Association would engage a landscaping vendor to complete the
cleanup and the homeowner would be responsible for all landscaper expenses.
Nonpayment of the accumulated fines and expenses noted above are treated as unpaid assessments pursuant to Section 6.07 of the amended and restated Courts of Russetwood governing documents.
- Any changes to the exterior of your home or property needs to be approved by the Board before the change is made. This includes: new roof, windows, doors, decks, driveways, sidewalks, gutters, siding or paint, landscaping projects, playground equipment, trampolines, etc. Your request should be made using the Architectural Approval Form which may be found on The Courts of Russetwood website (www.russetwood.org) under the Court Documents section. Failure to obtain the proper approval from the Board could result in a $100 fine, and the possibility of having to undo whatever change was made.
- Rental or Leasing of Lots is prohibited, and all Lots must be Owner Occupied. Please refer to Article 9 of the Courts of Russetwood Declarations for additional detail.
- The Groot garbage and recycling toters, as well as yard waste bags and general refuse, may notbe stored on the front or sides of your home (where they are visible from the street). They are also not to be placed at the curb for pickup prior to the evening before the scheduled pickup day, and must be removed no later than the evening of the pickup day. Please also be aware of the Groot Holiday schedule (which is published and mailed out to all Groot customers, or may be found at: www.groot.com/waste-management-chicago/village-of-arlington-heights and do not place toters or yard waste bags out on these dates. Residents violating this regulation may be fined $25 for the first offense and $50 for subsequent offenses.
- Street parking within the Courts must be in the designated parking areas. At no time should any vehicle be parked along the curb in any of the Courts. Should a street parking violation get reported to the Board from any resident or Court Captain, there is a good chance that the vehicle will be towed by Northwest Recovery Inc.
- Exterior Holiday Decorations may be installed one (1) Month (30-Days) prior to the event and must be removed no later than one (1) Month following said event. Residents violating this regulation may be fined $50 per month until such decorations are removed. Note that in the event of “in-ground” displays being frozen in place, additional time will be allowed at the request of the homeowner and pending review by the Board.
